Multiple challenges were encountered including design revisions, delays in procuring essential materials, and contractor default significantly impacting the project timeline, extending it beyond the initial 12-month construction period. These setbacks posed challenges in maintaining the schedule and achieving full occupancy upon completion.

We provided comprehensive owner's representative services. Pre-construction services included design reviews, specialized contractor procurement, and regulatory approval navigation. Construction services included schedule management, change order oversight, and on-site presence to ensure progress. Additionally, local hiring goals assistance and inspection management streamlined operations. Closeout services encompassed punch list completion, financial management, and documentation handover, ensuring a smooth transition.

OUTCOMES

The project successfully reached operational status as scheduled. While full occupancy was delayed, the diligent management and provision of services mitigated the impact of setbacks. Our expertise played a crucial role in navigating the complexities of the project delivering a groundbreaking addition to an evolving neighborhood.
